Information from Third Parties
We may receive information from professional advisors (attorneys, accountants, lenders), licensing authorities, public records, and service providers that help us operate our business.
2. How We Use Information
We use personal information to:
- Provide, operate, and improve the Site and Services.
- Prepare preliminary valuations, market analyses, and information memoranda.
- Match buyers with appropriate listings and facilitate transactions.
- Verify identity and conduct buyer pre-qualification, including financial review.

3. How We Share Information
We share personal information only as follows:
- With Sellers and Buyers — only after appropriate confidentiality agreements are in place and only as necessary to advance an engagement, and only to the extent you have authorized.
- With Service Providers — attorneys, accountants, escrow agents, title companies, payment processors, cloud-hosting providers, email providers, and other vendors acting on our behalf under contractual confidentiality obligations.

We do not sell personal information. We do not share personal information for cross-context behavioral advertising as defined by California law.
4. Confidentiality of Seller and Buyer Information
We treat school-identifying information, financial records, enrollment data, staff information, parent/customer lists, and similar materials as strictly confidential. Such information is shared only with parties who have signed a written non-disclosure agreement and only as needed to evaluate or advance a transaction. Listings are published blind, and identifying information is released only to pre-qualified, NDA-bound recipients.
5. Cookies and Similar Technologies
The Site uses cookies and similar technologies to remember your preferences, analyze how the Site is used, and improve performance. You can configure your browser to refuse cookies or alert you when they are sent; however, parts of the Site may not function properly if cookies are disabled.
We may use third-party analytics providers (such as Google Analytics) to collect aggregate usage information. We do not use cookies for cross-context behavioral advertising.
6. Data Retention
We retain personal information for as long as needed to provide our Services, comply with legal, tax, accounting, brokerage-licensing, and audit requirements, resolve disputes, and enforce our agreements. Retention periods vary by category — for example, transaction records and signed confidentiality agreements are retained for the periods required by California real estate law and applicable statutes of limitation.
7. Data Security
We implement reasonable administrative, technical, and physical safeguards designed to protect personal information against unauthorized access, alteration, disclosure, or destruction. Files you upload through our forms are transmitted using TLS encryption. No method of transmission or storage is completely secure, however, and we cannot guarantee absolute security.
